The Smith Forder Ranch is located on the eastern plains of Colorado, east of Colorado Springs and south of Limon, Colorado, south of Highway 94 on Highway 71. Lincoln county ranches are known for strong native grasses for yearlings and cow-calf operations.

The ranch has annual precipitation of approximately 12-13 inches, with generally mild winters with occasional winter storms. Primary grasses are blue grama and buffalo. Horse Creek runs through the property only on an intermittent basis, but provides some sub-irrigated pasture. The ranch can be operated as a summer grazing operation for yearlings or as a year round cow-calf operation. Yearlings generally gaining up to 2 pounds per day. The ranch is estimated at handling approximately 1,500 to 1,600 yearlings as a summer yearling operation or 500 animal units on a year round operation.

Water is provided by windmills and pipeline. One set of improvements is located on the ranch with two smaller ranch homes, barns and good working facilities. Most minerals on the ranch have been previously reserved.

Taxes are approximately $3,940 and State Lease Assessment of $100 annually. State lease cost is $9,359 annually which can adjust based on market trends for private leases.
