For purposes of consolidation, this 140-acre unit or orchard land is being sold by First Fruits Organic Farms of Paonia, Colorado. First Fruits is one of the largest organic farms in Colorado. They are widely known as a producer of the highest quality organic fruit.
The Blackstock unit consists of over 100 acres of apples, pears, and preaches. Much of the orchard is in high density planting and trained to state-of-the-art trellised systems. Super spindles, Tatura training systems and advanced grafting program have resulted in this orchard being the site of many tours in recent years, hosting domestic as well as international visitors.
The orchard was certified organic in 1995. Superb irrigation water rights, high capacity gravity fed filtration system for sprinkler and drip irrigation, and nine Orchard Rite wind machines combine to put this operation in a class by itself. There are established markets for this exceptional fruit, including the farmer markets in Boulder and Aspen.
Apple varieties include Gala, Fuji, Jonagold, Golden Delicious, Jonathan, Red Delicious, Rome Beauty, and the highly acclaimed and highly in demand Honeycrisp apple. The orchard also produces Bartlett pears and the Red Globe peach.
The property includes a steel maintenance building and various other improvements. Three domestic water taps and a drilled well are included. A land conservation easement has been placed on the northerly 70 acres, which allows for one residence per 35 acres and all agricultural uses.
The lower 70 acres is not under a conservation easement. The property can be divided into four 35-acre residential estates without county review. There are a number of excellent building sites on this property, all with outstanding panoramic views of the surrounding mountains. If the purchaser does not want to run an orchard operation, the nine wind machines can be removed from the sale.
