Acreage of the property consists of 1036 acres with approximately 300 dryland acres, 500 acres in grass pasture, 220 surface acres included with the Children’s reservoir (formerly Ball Reservoir) and over 2 miles of tree lined creek which includes spring fed ponds and wetlands. The property is relatively flat at an elevation of approximately 5400 feet.
Water
Water on the property includes 2 adjudicated small ponds (permit #47100-F) equaling approximately 3 acres sufficient for warm water fishing, a 220 acre reservoir impoundment decreed for up to 7,727 acre feet of water sourced from the Godfrey Gulch (Case #79-CW182). The 7,727 acre feet of water is an intermittent source, the 220 acre reservoir has added value to the ranch due to being a permitted reservoir for water storage. Permitting such a storage area would require significant time and resources.
Improvements
