Location

Feedlot location 3 miles north of Severance (Co Rd 23) and 1/2 mile east (Co Rd 80) or 6 miles west of Ault (Hwy 14) and south 1 mile (Co Rd 23), Weld County, Colorado

Typical operations

To feed up to 35,000 lambs in 48 individual pens, capacities ranging between 150 to 1,000 head. Part are fed fence line bunk style and the others are self feeding box feeders (pelleted rations). All pens equipped with automatic freeze proof water fountains.

Feed Handling Facilities

Commodity shed consisting of 5 covered bays; 4 designed to hold 200,000 pounds of feed products and the 501 bay up to 500,000 pounds. Ingredients can be unloaded by truck dump and moved by overhead elevator.
A 120,000 lb electronic platform truck scale is on south side of commodity shed, concrete deck.
South of the feed mill is a hard bottom pit for commodity storage (silage, hay or bedding) with asphalt bottom and dirt sides.

Certified General Permit for Animal Feeding Operations (CAM)

Corporation holds CAM Permit Number COS-931000. Administered by Colorado Dept. of Public Health and Environment, Environmental Agricultural Program. Allows feeding of up to 35,000 head of lambs (at one time) and describes the approved systems for waste water and manure management. Presently utilize 3 lagoons.

Water Rights

Livestock and domestic water is provided through two North Weld Water District taps.
3/4-inch tap: Adjudicated for 11 acre feet, has 40 Plant and Delivery units of which 28 are grandfathered. Also domestic water source. Tap location off County Rd 80.
1-inch tap: Adjudicated for 20 acre feet, has 15 Plant and Delivery units of which 7 are grandfathered. Tap location off County Rd 78.

Mineral Rights

Corporation has mineral interest in 68 acres (+/-) that are in an operating unitization. Distributions vary as to production and product price. Sellers will retain all minerals.

Building Improvements

Consist of a two bedroom residence near the main entrance, a newer manufactured three bedroom home (used as feedlot office), shop buildings, three large shelter sheds for shorn lamb weather protection and a shearing platform. Other miscellanies buildings, corrals and load-out facilities.

Feedlot Equipment

An inventory list of included equipment will be provided on request. Includes major items such as from end loaders, several feed trucks, stationary mixing facility, scrapper, etc. All will be sold at private treaty or auction.
This lamb feedlot is located within one of the largest lamb feeding Districts in the Country. There are two major lamb processors located at Denver and Greeley. Weld County has an impressive reputation as county government friendly towards agriculture (feeding, dairy farming and irrigated row crop/ dry land farming).
