Location

Located north of Craig, Colorado, the Cottonwood Hunting Ranch is known for exceptional big game hunting opportunities. Northwest Colorado has more animals than people and the countryside proves it with wide open spaces, panoramic views, and the feeling of the real old west. The property is located approximately 13 miles north of Craig, Colorado, a small city with all the amenities. It is one hour from Steamboat Springs Ski Area and 45 minutes from Hayden Airport which has jet flights by major carriers.

Property Description

The property is a total of 1,561 acres that is divided by County Rd. 11, a seasonally maintained road. The west parcel is approximately 763 acres and the east parcel is roughly 798 acres. Elevation ranges from 7200-7900 feet. The property is covered with a combination of scrub oak, aspens, pines and cottonwood trees. There are up to 20 various sized stock ponds scattered throughout the property.

No ditch rights or mineral rights are included with this property. The property is zoned agricultural with annual taxes being $290. The seller would be interested in leasing back the property for grazing.

Hunting and Fishing

Roughly 1/3 of all elk taken in Colorado occurs in the northwest area of the state and this property is in the heart of it. The property is within the numerous migration routes of the elk herds allowing for great hunting opportunities. The property is in Colorado’s Game Management Unit 4. Other huntable species in the area include antelope, bear, lion and grouse.

The property is also very close to Freeman Reservoir a small fishing reservoir in the nearby national forest.

No easement has been placed on this property. Placing a Conservation Easement on the property would ultimately reduce the overall cost of the property and would provide for Federal Tax Deductions and the Colorado State Tax Credit program.
