Elevation ranges from 7200-7900 feet. The property is covered with a combination of scrub oak, aspens, pines and cottonwood trees. There are up to 20 various sized stock ponds scattered throughout the property.
No ditch rights or mineral rights are included with this property. The property is zoned agricultural with annual taxes being $290. The seller would be interested in leasing back the property for grazing.
Hunting and Fishing
Roughly 1/3 of all elk taken in Colorado occurs in the northwest area of the state and this property is in the heart of it. The property is within the numerous migration routes of the elk herds allowing for great hunting opportunities. The property is in Colorado’s Game Management Unit 4. Other huntable species in the area include antelope, bear, lion and grouse.
The property is also very close to Freeman Reservoir a small fishing reservoir in the nearby national forest.
